After planning permission for a refurbishment was given and part way through the detail design we commissioned a costing from a quantity surveyor, perhaps the best 500 quid spent on the whole project. The costs were some 20% higher than we wanted, so to bring the budget in we dropped a bedroom and reduced the footprint.
The costing also showed the cost of refurbishment was pretty much the same as a new build which is vat-free, saving 20%. Further we could not re-use the ground floor as it didn’t meet building regulations and the foundations were unusable we re-applied for planning for a new build.
